STR value add, dinning room or another bedroom, only one bath

Colorado Springs, Colorado.

I am flipping a home right now and am torn on one portion of remodel.  There is a kitchen but no room for kitchen table or dining area. There is a front room down the hall that could fit a small kitchen table.  OR - tear down the wall of the bedroom immediately next to the kitchen to create a dinning area/coffee and games area. 

This is a 3 bed 1 bath as is. For STR is a 2/1 with dinning area/open concept with kitchen OR 3/1 with small area for table down the hall better? Concerned it would be weird having a dinning area down the hall from kitchen but dont want to give up a bedroom.

Thanks for any input and experience

I'll be different here. My experience, both as a host and a guest, shows me that most guests don't eat that much at the STR rental. I would maybe knock a hole in the kitchen wall for a 'pass-through' where someone could have a cup of coffee, but I think a typical dining room is not necessary.

I would spend your time and money on making the place nicer.
