I know student housing can be lucrative but comes with its own headaches.I am still deciding which is better for me, the West side of Binghamton of Johnson City (close to the hospital and nursing school).I’d love to hear more about your experience and story.

I'm coming from the POV of having this situation personally - while I don't have a mortgage, I do have a 'mother-in law' quarter's to the Northeast wing of the house; attached yet separate driveway, entrance, HVCA etc.

Side note: I believe that it’s okay to rent out a single family home with a mother in law if it’s your primary but can you rent out this type of setup if you (as the owner) don’t live there?

One example is maybe for doctors/nurses they may want their own entrance into their room in your house hack because they have weird hours and don't want to risk waking up anyone.I hope this helps.

Other strategies include... finding a way to split a single family into multiple separate living spaces (The main floor, and basement. or converting a garage, or an existing ADU), Short term rentals (just be careful with city regulations), or furnished mid-term rentals (Travel nurses, or other contract-based workers).
