Down the sanitary sewer is a better option than the storm sewer since who knows whats in it.Then get a big shop vac and go to work to get what's left.Then get dehumidifiers and run them until its really dry.

he was too busy, and didn't know really what he would offer...so I do the analysis, talk to a few of my buyers about the property to see if they were interested...one was and gave me the number he would buy it for...i take another look and and give my offer so he can push it through :)- how much would we make...I'm not there yet, but I'll cross that bridge when I get there- I'm just happy to be in motion with my wholesaler friend and not just thinking or talking about it

I noticed the crime in that particular area is related to auto vandalism/theft, therefore I'm thinking perhaps running electricity to the detached garage to have an electric garage door and motion detector flood lights might add to the appeal as a renter for safety (I'm a woman and during college we had peeping toms and weirdo loitering around garages/parking.)

They also eliminate the need for additional air conditioners or dehumidifiers in the summer which are less effective.

The house seems to have wicked the moisture, so I think a dry out is necessary - fans and dehumidifiers.    

However, you get AC, dehumidifier and use half the electricity for heat.Before you do it though, check for any energy efficiency grants you can get.
