Best option: don't invest in areas with high crime.Security cameras, motion-detecting lights, and plenty of signs that it's protected by a security system.

I went with Vivint.com they have a great smart home system no wifi needed, streams on your phone in real time anywhere you are, tamper protection, security alerts and motion detectors and will notify policy if you have a break in.

There were lease violations disrespecting the other neighbor's leased space and harassing the other neighbor and they smoked in the property against lease, lied about conversations, has made up stories about plumbing issues that plumbers couldn't find causes to, tried to get a dehumidifier and force me to pay, accused me on two different occasions very agressively in regards to the heat/electric service.

Now off to find a tax professional and get things in motion before it's too late.  

We are now feeling stuck, already pretty far in motion with an expensive build out and also considering how pushing it will effect the relationship with the landlord.  

As a result, we have significant water damage to the floor and rugs in that 2nd floor bathroom and a bedroom, plus there is even more significant damage to ceilings, walls, furniture, and rugs to 2 bedrooms on the first floor.Our initial goal is to dry as much water as possible with wet-vacs and dehumidifiers.

Or someone went camping and got rained out and had to put everything in the dryer when they got home.There are some really cheap motion sensing cameras these days- it might be worth setting that up.
