I've been in the trades for 10+ years both in painting, electrical and finishing carpentry (as an apprentice and as an owner) so I know what I"m talking about and won't work with contractors who try to play the "girls/investors/flippers are stupid" game. 

My wife will not let me attend any of the tenants pig roasts, BBQ's, or parties.But I did put up a pole (they bought) for a b/day party in the basement of a home we were renting to several college girls.

Then september first had a girl move out after I advised her that that would be her best choice and redid that in a week, new floors throughout, lots and lots and lots of cleaning, tub resurfacing and new tub surround, full paint job.

With this political risk our members of Congress insist on imposing on us, I just need to ponder what is the risk of loss and how much I can stand.
