Maybe this clearer (PC) description helps with publically aligning renters and LLs as two parts of a whole versus the almost always portrayed antagonistic relationship.

And few are market experts because they cover a large geographical area.Finally, comparables used get old very quickly, especially if you are in a hot market. 

A lien or encumbrance your relative doesn't know about, a neighbor who thinks the fence in the backyard belongs closer to the house your buying reducing the backyard to nothing, an error in the legal description that started three owner's back.

One example is a home that was listed as single family but something in the listing description sounded weird for a single family.

You can zoom over certain geographical areas, put in specific requirements (out of state owner, high equity, owned for more than 7 years....etc) and it will spit out a list with names and owner addresses.
