Closing fees 1%? way off.

Your DSCR is bellow 1.2% lenders won't allow it. Unless it's not taken into account. It depends on the loan program.

Down payment 3%?? what loan program are you basing this percent on? 

Rents don't cover the 1% rule. Just saying

When you see an ROI of over 20% it raises lots of red flags.

It cashflows but your calculations are unrealistic.
