@Michael Watts I have a great painter who uses Benjamin Moore ADVANCE.

Can anyone recommend a local painter or company they've personally used? 

It shocks me that they're in the business selling investment real estate and don't own any themselves.Experience does help.I would also say a great list of vendors also helps....carpet cleaners, roofers, painters, handymen, lenders, title companies, and 100 others.Who is best PM in town?

Do you have multiple Sub Contractors, for similar trade skills, such as plumbers, electricians, flooring crews, painters, etc.?

I never was the maintenance guy on my properties but I was the painter and the guy that would get properties ready to be rehabbed etc.

Pay the paint co. and the painter separately.

So I don't own anything in the city of Pittsburgh but do have rental properties in the surrounding counties of Westmoreland, Fayette and Washington. 

The wife liked it so much that we painted our bedroom the same color scheme.The painter I was using preferred Sherwin Williams and once we took over painting the rental units ourselves I can agree.  

For me to paint an apartment with my painter is maybe 800-1200 bucks.

So we had to buy two more different color of paints and more brushes, painters tapes.. etc.
