Newbie looking for new construction timeline & budget sample
Hello everyone,
My wife and I are building a new home for ourselves and are totally new to the development world. We are building in a new development about 30 minutes north of Boston and the lot has been cleared. I have read @J Scott diary of a new construction project which was very insightful and I am currently reading his books on flipping houses and estimating rehab costs. I was wondering if anyone has a sample timeline that I can use as a guide for managing the build from the initial stages of pulling permits all the way through the final inspection. Ideally, I am looking to get an overview of the whole process, how long each item should take, sample budget spreadsheets and any additional tips would be greatly appreciated.

In the state of nc, a general contractor is not required for a personal residence if you plan to live there for xx months. Don't quote me but I believe it's 12 months. Check your states regulations you can curb cost in this manner.
Though if you're planning to get a construction loan, the bank *might* require it...
