Pittsburgh triplex BRRRR

Out of state investor looking for first BRRRR.

I have my team set up and found a property in Pittsburgh PA. As far as the numbers go, it would be great for me. But there are a few items of concern:

- Would have to make offer with no contingencies.

- Its currently a triplex zoned for a duplex.

- No time to get my contractor in there for an estimate (PM and RA got in there and provided videos and feedback).

- Property currently has two tenants in place. One of them is not paying rent at all. PM wouldn't take on the unit with the non paying tenant so the eviction would be on me to handle myself (I've never dealt with evictions before). With being out of state and everything with COVID, in regards to tenants/landlords/evictions, I'm not sure I want to deal with it right now.

Any advice/info would be much appreciated!
