Good Realtors vs Great Realtors

Hello! 

What do you find separates good investment realtors, from great investment realtors? (From a buying agent perspective) 


What's the difference between good & great communication? 

Good & Great service? 

I'm curious to see what the realtor perspective is on this!

@Zackarias Aitchison You really want someone that invests in their market themselves and understands the numbers. They should be able to determine the COC, annualized return, estimated ARV of a BRRRR, accurate rent comps and more. The valuation and market value of a multi family property differs from a single family and you want someone that understands the distinctions if you go that route. If they just represent first time single family home buyers and aren't constantly finding off market properties and reviewing deals, you'll find a better investment through someone else.

You also want someone that knows how to write competitive offers with favorable terms such as:

-short closing times

-avoid as many contingencies as possible

-walk through the property beforehand with an inspector so you can write in an offer without an inspection period

-cash > hard money > conventional financing > FHA/VA etc. financing

-provide a reasonable amount of earnest money within a few days of going in contract

-talk with the listing agent and provide evidence to build confidence in the selling side that you are serious and are planning on closing with the terms provided in the initial contract

-be flexible with the choosing of the title company. Don't immediately leave it up to the seller but don't be stubborn about using your choice
