Sure, I've gotten a couple of deals off the MLS over the years, but the bulk of your deals will come from off-market opportunities - mostly found via paid marketing aimed directly at the home sellers (direct mail, Google AdWords, signs, etc.).

Focus on non-MLS sources.Otherwise, there are 3 workhorses in REI marketing:1) Direct mail to absentee owners WITH EQUITY2) AdWords with a good set of REI related keywords ("sell my house fast", etc.)3) Signs - Billboards, bandits, bus stop signage, etc.

The podcast I was listening to today (33 I think with Sam Craven) was talking about pay per click and Google ad words and they extra emphasized the importance of putting a daily limit on the amount of money you're willing to spend.
