However the way I learn is by observing and doing, so really I’m looking for a mentor in wholesaling or real estate (commercial) investing.

If you can not judge yourself hard enough, if you feel no drive to improve your life in all aspects, when you are lazy, when you get comfortable easy, when you easily give up, when you don't know how to be persistent and consistant, when you don't observe your surrounding carefully enough than please go to college.

This pandemic has financially ruined a lot of people - I don't have the numbers to back that up but it's simply from observing.

In LA structural engineers are also required to do what is called Structural Observation, where they visit the site each time work is about to be covered to verify the project is built to plans.

Hi, a inspector looks for deficiencies observed, regardless you are buying for investments or personal use, the inspection should be the same.
