Normally no replacement is needed, maybe just a good wash.

@Brett Snodgrass, I've been actively pushing myself in RE for about 6 months now.

My estimate is that the income from rent (7800) would be about a wash and I wouldn't get taxed on that income.  

I use commonwealth land and title out of park cities (Dallas but they've been phenomenal in working my wholesale deals).It's definitely difficult to get started but keep your head on straight, do your own education and keep pushing 👍🏼

I will continue to work hard and keep pushing forward.

Unfortunately, the big bank I was dealing with waited until the last minute to give push back, so I would need someone that is quick.

My rationale behind upgrade was to invest something so I can push myself to utilize it.

Also, you need to keep in mind your rehab time, which would push those 6 month comps even older.2) I'd go with the 3 comps that are physically closest to your subject property.

Please keep in mind that this is an abbreviated story and in no way could ever represent the amount of adversity that I experienced through this process or the effort that was required.Looking back, I am amazed with power of real estate and have found a true passion, like nothing I ever experienced in my job and I wish anyone on a similar trajectory to push as hard as you can.

The " by the push " is the only way we do plowing , ( been doing it 33 years)  snow gets deep , we bring out the loaders and the customer breaks out the check book .
