Initially, I didn't select this route because I'm not located in the central part of Austin, but I would like to give this a try since the room is fully furnished, but will require some bedding, artwork, and a desk.

You can always sell without an agent, but it could cost you more money and more importantly, money in the long run..think of it like this…maybe a strong buyers broker would’ve urged more caution with the initial purchase?

Even when we do walk throughs on our turnovers before tenants leave, we often find a place looks like it will be fine on the initial walk-through and looks like a wreck once everything is gone. 

Luckily, i took a picture of the inside of the lock and was able to give the guest the embedded code so they could get in and out.Question is, do i have to drive 5 hours down to the property and start all over again initializing it or is there some other way someone knows of to re-integrate it into everything?

Then I tell them I need to schedule an initial inspection within one week.

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.

I was happy to gain access to my funds, but it did not make up for my wasted time (about 3 wks) and their unacceptable treatment initially.
