How to give a notice to vacate to existing tenant

Hello everyone. I am purchasing a 4plex tomorrow and will be moving into one of the units. Every unit is currently occupied so I have chose the unit I want to move into and need to give a notice to vacate. 

They are currently on a month-to-month lease but would like to let them know asap to make the transition as easy as possible on them. I will be renewing July and will need to require them to be out before August 1st. 

Does anyone have a template I could use or advice on how to write up a letter to the current tenants more than just a notice to vacate? I think it would be nice to explain the situation a little bit and just apologize for the inconvenience etc. 

Any advice, or better a template to follow, would be extremely appreciated. Thanks!

First, you should introduce yourself to each renter. I provide a letter that explains I am the new owner. I tell them where/how they can pay rent and report maintenance. Then I tell them I need to schedule an initial inspection within one week. I deliver these by hand so I can meet each renter. When I conduct the initial inspection, that's when I answer questions, look for unreported maintenance, see if there are any concerns, look at how they are maintaining the rental, etc.

At the same time, this would be a great opportunity for you to explain your situation. See if any of the renters are planning to leave, then you can set a clear departure date and take over their rental. If they all intend to stay, then you'll have to decide which unit you want or which tenant you want to get rid of.
