If you are calling the listing agents to try and have them represent you remember 2 things, 1) not every state allows for dual agency (where one agent represents both the buyer and seller) and 2) even if it does, why would that agent, who already has a relationship with the seller and a fiduciary duty to get the seller the best deal they can, turn around and help you get the best price you can?

If you are also trying to represent the seller too on a deal you are bringing your buyer, you need to make sure that dual agency is legal in your state.

In my experience, playing teh numbers game and using a buyers agent to purchase REO's is NOT the most effective way to be successfull.I always deal direct with the listing broker, forma relationship with them and have them dual represent.

If you had made a note at 25K and had such an event, you couldn't advance additional amounts, you'd need to make a second mortgage and states may have minimum loan amounts for second mortgages, if that minimum is higher than the funds needed to be advanced, you'd have a real kink and may then need to loan more than was actually needed.The dual signatory checking account may work, but most banks don't accept liability of the two signatures, which means, if the contractor writes a check for materials the supplier is not aware of the bank requirement and if funds are available the bank will clear that check.

(of course there is...this is the project from hell after all)...The utility company so very kindly attached the high voltage power line supporting the entire street to the backside of my house, which of course now needs to be removed so that we can rebuild the back of the house.
