Buyers Agent Contract

If one has signed a Buyers Agent Contract with a Realtor, and you as the buyer start to feel that your Agent isn't really helpful, how do you get out of the contract? is it just as easy as walking away, or do you have to sign some sort of release contract. Also, if you have a realtor and you want to see properties posted by another realtor is it okay to go out with the other realtor?

I am a realtor and if I were in your shoes I would develope a relationship with one realtor who you know will give you honest, sound advice. Tell them that if you find your own deal or they bring you one that you would like to buy from them, but also let him know that you will buy from other realtors if they bring you a deal. This achieves 2 things, #1 It puts pressure on your realtor to find you good deals because if they miss them someone else might not. #2 It also allows you to have a go to person when you have a real estate need.

I have alot of buyers that work this way. If I were not a realtor myself, I would many times buy from the selling realtors, they know when the price reductions and the hot new listings are coming before anyone else does. When it comes down to it, sellers have a bottom line that they expect to meet, if you are making low offers anyway, you might be able to get that net bottom line down by buying from the listing agent and asking them to drop there commission a bit to make something happen. In HOT HOT markets it may not work well, but I will pay a listing agent my commission if they bring me a deal HOT enough.

To get out of a buyers agent contract, first talk to the agent about you two not meshing, if that does not work then go to the broker, if that doesnt work then you can either wait out the contract or simply buy from another realtor. The agreement cant really hurt you, but the other realtor who you buy from could have their commission in jeopardy if the other agent finds out. If you wanted to really be tricky then call the agent who you have the contract with (if they wont let you out) and set up some all day saturday sunday appts with him or her, then dont show up or do show up and waist a couple of there weekends a way. More than likely they will beg you to get out of the contract because by not showing you homes they would be violating their fiduciary responsibilities to you.

If you sign another buyers agency agreement, do it on a per house basis not a per area basis.
