For those investors who have to put down 20% to buy a duplex the numbers don't work nearly as well, in terms of a total Net Worth ROI, as they do for a house hacker who only has to put down 0-5%.Why Multifamily for House Hacking?

You may disagree but if you analyze recent sales you will see the facts are that 2 + 1 unzoned unit buildings sell for significantly higher then legal 2 buildings as they are great for house hackers and additional cashflow.

Big enough to not have to compete with house hackers/newer investors in the 2-4 unit space, but small enough where you aren't competing with institutional money.
