Non conforming Units
If someone is selling a 4 unit with 2 units non conforming (top and garden). They already have a tenant in one of the non conforming units. How much of a discount should I ask for or is having non conforming units something that gets overlooked in Chicago area? I am a first time home buyer.

In chicago when read non conforming it means not on zoning doc and not a legal unit but city has never officially said no. Occasionally but pretty rare you will read agents say “legal non conforming” which could be a legal basement/attic with only one exit or low ceilings that was legalized due to grandfathering, making an adu etc.
