@Spencer Gray hoping to have it secured by the weeks end so we can start pushing it out there in hopes to get a good turnout. 

I don't want there to be any gray area, so I want to tell them either:A.

The trip-plex or quad would be in that gray area, but traditionally that is how a lender would look at it. 

Agreeable gray or tolerable tan, sometimes Navajo white/ Swiss coffee.

@D Gray Jr  I would ask the seller why they did this and then contact the listing agent and show them that you have a signed contract for the house. 

In my 9 to 5 job I work heavily with OSHA and EPA rules, and I could do a great job of advising people/companies what those government agencies have written, what they actually mean by what is written, how they would verify if you violated the law, and what liberties you may be able to take in certain "gray" areas.

Plus You have to disclose it and you have some ethics lines that are gray....not advocating cheating anyone but you may put yourself into some sort if fiduciary role if you do not disclose your intent properly...or somesuch.

With that said the link you gave is a tenant rights site so I have to remain aware that it may be biased and it's a little unclear as it's a obvious gray area that still needs to be worked out.
