Probably your best places are in the country where you will not disturb or get complaints from the neighbors....or that have a very very robust STR community....where it is the norm, not the exception...but even that is no guarantee.Be prepared and make sure your numbers work to turn it into a long term rental vs STR.

A no-fault eviction is where a tenant has not violated their lease but the owner still wants to recover the unit for remodel, to live in it themselves, or a myriad of other reasons.There are no evictions allowed if a tenant is a nuisance and may be disturbing the quality of life of other residents or for refusing allow an owner to enter a unit, which is often necessary to make repairs or when a tenant is a hoarder.Also, there are no evictions allowed for bringing in extra occupants or pets in violation of a lease.Finally, starting April 1st, owners cannot evict for non-payment of rent.

Hi Bruce,Some people like every room a different color, in such instances it might be wise to use the decora color that works with the room color.Sherwin Williams and other paints have color codes that match or contrast with the decora colors.I prefer an all same rooms same color scheme (like new car has matching carpet in the trunk sometimes), in such instances a mono color is probably best.In each room, I would have the switches and outlets matching color, unless it's an old house with outlets in the baseboard, then I would use a baseboard matching color.I think one color all through the house looks best, but that is my personal preference.I seen a very (very very) old house that was remodeled in Venice Italy where they did not want to disturb the wall plaster due to it's fanciness and put decora switches in the baseboard sideways to kick on and off with your toes (out of code in the USA--hammer handle height).
