As it currently stands, it can sometimes take hours for a police officer to respond to a disturbing the peace call, especially on a Friday or Saturday night.  That’s why Scottsdale Police will be rolling out a short-term rental unit later this year.

There were 5,404 short-term rentals in the city in December 2021 listed by Airbnb and Vrbo, according to AirDNA, an independent agency that monitors the short-term rental industry. That’s up from 4,119 in December 2020 and 5,221 in December 2019.

Scottsdale passed two laws in 2021 designed to curb abuses by short-term renters.

The second ordinance sets fines at the maximum amounts allowed under state law. For example, it creates a sliding scale of fines of $750, $1,500, $2,000 and $2,5000 (the maximum allowed under state law) for owners and $250, $500, $1,000 and $2,000 for occupants based on the number of prior violations.

Perhaps a well stocked stack of donuts at the ready and you will get only a warning

 I think "the times they are a changin' on STRs in Scottsdale and probably in AZ in general. 

By the way, as a developer are you seeing sufficient new builds in the valley or are we still lagging?


 Very fortunate for the owners the governor prevented bans on the service. Perhaps the vendors would be wise to incorporate an industry wide additional required deposit, from where some sort of "STFU" fee could be deducted if authorities are called.  It would be a shame for landlords if AZ went San Diego on them.
