I'm trying to sell a rental property in Nashville, any tips?

I am trying to sell a rental property in Nashville, TN. I've owned the property for 6 years and it has been a great rental. We also currently have great tenants. 

The tenants have a lease until 5/31/23, but I'd like to sell the property before the lease ends. I assume that I'll sign the lease and the security deposit over to a new owner. 

I have the property listed on roofstock.com, but I haven't gotten any hits yet. I don't want to put the property on the MLS.

Any tips?

List it with a REALTOR. You'll get more exposure, they know the market better, they can negotiate on your behalf, they have/know contracts, they are an objective set of eyes, etc.
