As I read and learn about investing one question seems to linger, Is the market in saturated in general for investors locally, nationally, etc.?

See if the market is saturated or there is a big demand for housing, different areas have different demands. 

There are some new lists of motivated owner occupied that haven't yet been saturated.

I would also look at market saturation for AirBnbs.

It is a saturated strategy, that everyone is doing.

I will work with other agents and give them the listing on  the back end but that hasnt produced anything.Just last week I started working on a marketing plan to source my own deals will take some time to get running and produce anything.Have not found wholesalers who leave enough meet on the bone for flips or value add rentals.Market is very competitive and saturated where I am.

My concerns:1) Is this market too saturated with buyers/investors to find deals?

I fixed up a house that was so saturated with animal filth that it soaked through to the sills and studs.

This niche is not as saturated and less competitive.

So honestly, I don't have an answer as to the fluctuations.I will also mention that there are alot of MF educational programs in Dallas, so this market can be saturated with local investors.Best of luck and if you have any questions, please DM me anytime.
