DMV/PG County Maryland Lead Generation

Hi BP Team!

What are the best ways to generate motivated seller leads in the DMV/PG County Maryland area? I have been driving for dollars and cold calling to find distressed properties to wholesale. My concerns:

1) Is this market too saturated with buyers/investors to find deals? Should I be trying to wholesale, or is there a better investing strategy for my market?

2) Is everyone calling the same "list". What are the best local resources for leads? Tax delinquent? How to obtain lists of homeowners?

3) The DMV includes different states with different policies I imagine; is it best to focus on just MD, or still seek deals in adjacent states/territories.
