There is definitely some gray area to classifying as maintenance or cap ex and some that clearly are cap ex (i.e. the roof).Good luck

Would you consider it a black and white or gray situation ?

I realize this is a large gray area.

HGTV consumers seem to be obsessed with cooler tones (grays, off whites, etc) these days + a couple of "unique" features that make things pop (light fixtures, a whole wood paneled accent wall, etc.).
