HELP ! Flip house won’t sell !

Michael Nevarez
Posted

I need help this is my first flip and it’s about to be 8 months in and hasn’t sold. It’s been on the market since July. The property is 834 Porter st in San Antonio we just recently took out a huge chunk out the price of the house to sell but don’t know what else to do.

Take the stickers off your new appliances, that looks tacky and replace those photos. I also recommend adding cabinet hardware to the kitchen, it would pop a lot better. The first photo of the front of the house shows mulch or dirt all over the entry sidewalk and those two bushes are overhanging the entry. I would clean that up and re shoot that photo too. Your price looks ok now as you have 4 competitor listings above your price point but I only see one closed sale over $200k which is hurting you. Lastly, 5 price drops in 3 months is rarely a good idea and dropping in such small increments is also not a good idea. Too late to change that now, but try not repeating that mistake next time.
it also appears that you purchased in a not so great neighborhood (although I have seen much worse in San Antonio). Next time, choose an area with good schools, low crime, and good jobs.
