1031 Investment Help

Have 150k 1031 from a like kind  exchange deal, so the clock is ticking for re-investment.  The original deal was from family land. I live Charleston,SC so the market is tough. Airbb have restrictions here as well as Asheville. Should I Invest in nearby city and do air b n or stick closer to Charleston or even in Charleston? I guess if I'm investing the money, I would like to buy something I can use and enjoy too? I own 2 non real estate related businesses now, so my time is currently limited, but I do have years of experience in property management so that doesn't scare me. Would you also invest it all into one property? Also would you try to find a property where the whole thing is paid for without having to get a mortgage? I do qualify for a 2nd mortgage but with this being new to me and my first one, I'm nervous. Any advice?
