I also have a 1031 tax exchange for the down payment, if I have to execute three loans under one lender, as long as it meets the flavor of the 1031 and I do not take out money, I might be ok.

If they are buying a 8 or 10 million dollar property then I can hit 8's for really nice stuff and loan rate might be 50 basis points cheaper as lenders compete more for larger loans.This is why i say get on the phone and talk to some people to get a flavor of things nationally.
