Duplex in Wake Forest, NC

Hi All,

Im doing the 90 day challenge and on my 5th day! Long story short, I live in Wake Forest and know the area well and was in construction many years and also have my home inspectors license. If you look at the analysis I did based on what the asking price currently is, am I missing something or is this just an amazing deal?? Duplex with 6 bedroom and 4 bath.

? I could come up with the money right now as I have perfect credit and a large amount of equity in my current home. Im a newb , but tell me this cant be real and I missed something!
