Red Flags or no type scenarios

A tenant is very close to signing a lease and has confirmed a date to come in and we told them that all people that will living in apartment must be present and to bring all documentations and have them ready. they promise okay...then last second a day before signing they say that one can't make it because they work late and the time they agree to come was late in the afternoon...So is it required that all people on the lease be present to sign the lease and if one is not able to make it is there any red flags? Can we have the one that is not present to sign the lease once we see him or get a chance to when he/she moves in??

Scenario..

Tenant will come sign lease, receive keys and move in not on the initial date of Dec 5th mention on the lease but will move in December 12th instead,

The reason for moving in December 12th is because
1. They cannot find a moving company during holiday (Thanksgiving week).

2. During the holiday her current landlord is unable to go through her

current apartment to check her move out, current landlord can only come

after the holiday.

So the tenant will need to wait to get deposit from her current landlord, tenant will move

out of current landlord home by December 11th, because of this issue, Tenant

asked if we can reduce her December rent payment for at least 5 days,

example $2100 ÷ 31=around $67.3 per day, so if you can deduct her

December rent for around $275 to $325, (Tenant will still pay full $2100

deposit) for January and will continue paying full rent of $2100 and so

on for the upcoming months up to the terms of the lease.


Tenant also mentions this request is because she really have the issue with current

landlord, and hope we guys can understand and do her a flavor just this

time, she loved your apartment very much and don't want to give us any

trouble.

Is this a good request or will any of you guys agree on this or how will you guys go about on this request???

When an application is approved, the Tenant is required to put down a deposit and we agree on a move-in date, prorated rent, etc.

If they can't move in until a later date, that's their issue. I expect rent to be paid by the due date, as agreed.

I don't issue keys until everyone named on the lease has signed the lease. If one of them is unavailable, give them the lease to take home and sign at night, then they can return it the following business day.

You messed up by not requiring a deposit immediately. You are messing up by allowing the tenant to negotiate the terms in their favor even though you've done nothing wrong. It's also a red flag that they need to get their money back from the previous Landlord before they can pay on yours. 

I highly recommend you start educating yourself on how to manage rentals. These tenants are playing you and they don't necessarily sound like bad people. If a real bad tenant came along, they could take  you for $10,000 without much trouble at all.
