It’s not that we were unreasonable, sometimes contractors are busy or involved in high-paying government projects and instead of turning down work, they give an unreasonably high bid figuring they’ll make time for your work IF you’ll pay handsomely.Another thing not to do when determining construction cost is to dig around online for a one-size-fits-all dollar-per-square foot number (for the reasons described above).

So if the average sale price is $75k it's not unreasonable to sell this property for $82,500.The payments are already high as well.

Now if it was recently renovated or you're budgeting in for a renovation right off the bat, that's not too unreasonable, but if you can fix everything in the building for $50K right away, then you'll be in decent shape.On another note, not that this is impossible, but I don't frequently see 25YR notes for 4.5% commercial loans.

An agent would have it listed on MLS so there would be more eyeballs, and some buyer agents will see FSBO and advise their clients against going that route due to some sellers being unreasonable and/ or most not wanting to pay a commission.
