Once the reno's are completed set rent at market, no reason to supplement a new tenants rent, and move on to the next unit the same way.

Maybe supplement your strategy by trying some other free or cheap marketing ideas, like driving for dollars or bandit signs (check local regulations).It sounds like you've got a pretty good system down, so just keep repeating it until you get some good results.

It may take 3-6 months for the assessor to re-evaluate and reassess the property, but it will be adjusted and you would get a supplemental bill going back to the date of purchase.
