I buy a lot of properties in Metro Detroit and I've seen deals like that but those are in neighborhoods that I feel like I should be suiting up in full combat gear before I get out of my car.Realistically in C+ neighborhoods you should be getting a Net ROI of around 12% possibly lower and possibly higher depending on mistakes that are made and what kind of luck you have. 

I have made some rookie mistakes as this is my first time dealing with housing inspections and I want to hire a property manager with significant experience in dealing with these inspections and low income housing tenants. 

Its an easy mistake to make with potentially deal-killing consequences.

I attended a class in which I was going to invest $25,000.00 (I know very, very, very silly) to learn all about the ins and outs of REI and was given a software by mistake that can generate all Cash Buyers, Pre-foreclosures and Foreclosures in ALL AREAS/STATES!!! 

When I was able to finally track him down through one of his references (he answered his phone by mistake) I learned he had signed a lease with another property and had no intention of letting me know this, leaving me hanging in the air over this issue.Gail

If they have not done many the odds of success are low as they will likely make critical mistakes during the process.
