I was considering doordashing along with my part time job in order to cover the expenses of mailing every 3-4 weeks until I don’t have to. 

That is a vacation rental that my family and I use for a few weeks out of the year so it is not strictly investment.

After I did some rehabs on my unit, I listed on Zillow for 1 week but no contacts.

It was supposed to be done in mid-July and he keeps pushing it back week by week.

If you pass the Zoning department review you get to sit and wait for another Intake review only to leave your 10 copies of plans and survey for another 3-6 weeks turn around if you are lucky.... final processing/ typing and payment for your new shiny building permit.  

Took me weeks to think of that name!!

Having a few "dead" weeks where no one wants to see houses, so you decide to go down the shore for the weekend.

It can add a couple of days to upgrade the panel and outlets to a week to rewire.

We run the calculator on multiple properties each week even if we are not actively looking . . . keeps us in tune with the market and you never know when a deal will appear.  

I bought my 2-flat in  November 2023, 2 weeks before my 22nd birthday.
