The home had several safety issues, where multiple outlets needed to be grounded, all the windows were old / missing, cracks throughout walkway, water in the basement (inspector is not legally allowed to say mold exists, but noted several stains from water).

I know which one of us I would call if I wanted a price or best practice for putting in a new walkway or fixing a retaining wall.That being said, I am not sure how it works where you are licensed but where I am, a seller makes an agreement for a commission to the listing agent (Lets say 6% for S&G's).

My recommendation would be to have a separate walkway to the guest house and have a separation between the yard your children will use and that available to the tenants.

I always use carpet in the bedrooms, but wood or laminate in the common area walkways, etc. where there is high traffic.

Not because of the grass, really, but because you have to do THE SAME THING in the winters, monitoring for dangerous snow and ice on walkways and stairs that hasn't been taken care of.This property manager sounds like s/he's never even thought this sort of thing.Now here's something else: I've received multiple warning from multiple municipalities in my time doing this.
