The market you're in is great from what I've heard but if you are looking to relocate, I'm a little biased but I think the Scottsdale/Phoenix market is great.

They told me that they've rarely had a screen crap out, but if it does, they told me that I could buy a new one from them if I wanted, but could likely get a better deal from Costco and easily pop it in. I

Fortunately, I was thinning my herd back in I think 2014 or so by getting rid of a few (experimental) investments in cheaper neighborhoods.

However, I've come to realize that Utah (the market I'm in) is a non-disclosure state so I can't find data on sales prices.

Flying out to see the areas that you'll invest in is due diligence and I find it odd the realtor is strongly discouraging you from that step.
