STR vacancy ideas

Hey guys. I'm a STR owner / manager located in Texas (Bryan /College Station, TX specifically.)

Question: I am wondering what are some things you've done in the past at your short term rentals to fill the vacancies during your slow season? 

Middle of December - March is always our slower season for our short term rentals. Since we're In a college town, a majority of our travel demand revolves around the Texas A&M University and the university's events. With winter break the town turns into a ghost town and not a lot going on here until March, or so.

 Class of 2000 here, and take a look at the basketball schedule with the Aggie top 15 basket ball team.  Texas coming to coming to town on Jan 4th, top ten Alabama 1/11, number 1 Tennessee 2/22, number 2 Auburn on 3/04 etc. In addition, there will be a ton of high school seniors coming to campus Jan-March to tour campus etc to decide if they would like to attend etc.  Plenty of opportunities if you price your place correctly and you offer better options then local hotels.
