Complaining here is like Don Quixote fighting windmills: maybe it helps you relieve tension, but does little/nothing to enact change. 

It is her smarts and my muscle that we will use to invest with.  

We've all had to flex those creative muscles to navigate these days. 

Tenants late on rent, send your "muscle" to collect.

Could cause tension if tenants have different climate needs.

Please don't get me wrong, I completely applaud getting the knowledge, however without applying that knowledge, the lesson is never really ingrained, the muscle is never truly developed.

To ease tensions, I am in a very grateful situation to where I have no debt (besides my current residence and rental) and bring in 10k of free cash flow a month, so defaulting on a HELOC pull of 27k is unlikely.

I tried using turn-key guys to get into a dozen markets at the same time - it didn't work out well as I was entirely dependent on them for results and most were just marketing arms with no muscle or real intention of delivering what they had promised.
