I am not sure I fully appreciated the scale of risk as I was not aware there are daily fines associated with class B violations.Following closing, I reached out to an expeditor I was recommended and the guy basically took my initial money and did nothing and then stopped responding to calls/ emails - finding nobody will work in NYC without money up front is hard.

Get them ccd'ed on every email.

I had a guest who somehow was able to "book" my place on airbnb and then get my check in email instructions for their one night stay.

I emailed her and left her a VM.My question to BP is would section 8 continue paying while the tenant is at the house, or they will stop paying if I submit the eviction papers or submit “Good Cause to terminate the lease"?

The generosity is more than i imagined.

I know alot of out-of-state investors are looking into other market for reasons like cash flow, section 8, lower price point, landlord laws, higher ROI's and all the other factors you could imagine that would make real estate investing seem like a great idea!

I'm actually staying with a family friend in Middleburg so I'll be passing by there all weekend I imagine. 

If I was starting out today I imagine it would be much worse, the result of (mis)information that is so prevalent and readily available on social media.
