Others I've tried, including those that Sam mentioned, are just call centers and don't know jack about property management, just the scripts they are told to read.I also make use of Google Voice for my tenant correspondence via voice and txt message so the tenants don't have my real number but I can still communicate w/ them on my phone.

Sam's advice is probably the best at this stage of things.It is quite possible your duplex is legal non-conforming, it will all depend on when Peterborough set the current zoning for the area.
