The first week he seemed to be doing a good job but after that it went downhill - the GC was never on site, he had 2 subs who worked long hours and were very nice guys but didn't seem to have the finesse or expertise required to do the job.

You'd be way better off selling it and taking the money and putting it into something that actually rewards you for the risk of owning real estate.Now, if your cashflowing at $500/month that's around .5% return for the year.

@Derrick Holmes, first off, welcome to BP the bestest of all REI sites...I would commence by warning you off of land, as an investor that bought, sold, rehabbed, subdivided and rezoned land both raw and improved, it's by far the trickiest of all real estate endeavors; HENCE more rewarding.
