I just talked to a lender today who said he cannot lend to the corporate entity for speculation purposes but that he can lend to the individual for Ag Purposes, and if the individual happens to sell the land to Farmer Smith for a profit, then so be it. 

Does anyone have any recommendations for agents, contractors, property managers, etc?

Most of that is dependent on the lender I think the GeoTech and Phase I are pretty standard for agency debt (like FNMA or FMAC) and I don't have heartburn over that.

Find a lender that can:Go to 50% DTI for agency loansCan use 75% of rental income on purchase and/or recent purchase that's not on a tax return If you are buying a good cash flow property and the lender can do these two basic things, then the purchase should work out.
