I sold land for most of my first 10 years in the real estate brokerage business.and its just like anything else you find distressed seller.. and then sell to someone who will pay more. and you carry the contract that is what the guys you mentioned preach or sell or whatever they do .this is a very very old tried and true method of real estate its hardly new.the timber play though is one I did in the 90s and we made millions at it and it was the best thing I EVER did in real estate hands down.. now the timber market has changed somewhat.but for someone in their 20's or early 30s a proper timber tract in the pac northwest prime growing region if you buy it today by the time you retire it will be all you need.. and you need not touch it it just grows..
