I've just managed to put two neighboring tracts under contract so now we're expanding into an additional 4.7 Acres which will add another 66,000 SF of boat & rv storage buildings. 

I’m looking for some advise on what is the best commercial use of a 4acre tract inside the city of San Marcos Texas.

Plot map or tract map? 

I sold land for most of my first 10 years in the real estate brokerage business.and its just like anything else you find distressed seller.. and then sell to someone who will pay more. and you carry the contract that is what the guys you mentioned preach or sell or whatever they do .this is a very very old tried and true method of real estate its hardly new.the timber play though is one I did in the 90s and we made millions at it and it was the best thing I EVER did in real estate hands down.. now the timber market has changed somewhat.but for someone in their 20's or early 30s a proper timber tract in the pac northwest prime growing region if you buy it today by the time you retire it will be all you need.. and you need not touch it it just grows.. 

Now, when you have $5,000 margin to play with, it's a bit more digestible.

Of course, when you are getting double digest net caps (based on cash purchase) and buying all in at 65- 70% of the current value, who cares about up or down 10- 15% Good Luck 

HEB recently announced development plans for a large tract east of the airport that has a lot of people looking for land out that way.  

For very large single family homes or tract developments it can take 1-2 weeks to get full numbers pending the efficiency of your company. 

I started three days ago and I digested so much that is getting me more and more into it.
