I’ve never heard of non emergency police.

In Chicago you as the landlord are able to enter the rented apartment without consent if its an emergency situation (pipe broke, fire...) otherwise you have to give a 24 hour notice.

Take photos or video and bonus points if your new tenant appears in the photos or video- Tenants Personal contact info (cell and email)- Tenants Emergency contact info - Proof that utilities were moved into tenant name.

Have you talked to them about applying for the Emergency Rental Assistance Program (ERAP)?

If you are planning to quit your day job and go full time into real estate I suggest you have a decent emergency fund of at least 6-12 months prepared.

Also optimistic with moratoriums lifting and being able to move forward with foreclosure/evictions but court houses could definitely be backlogged in certain areas for some time.As for REO renovations, supply chain disruptions will have to cause some friction as emerging markets around the world become more vaccinated and can start to rebound from the virus, thus creating more competition for a limited amount of goods.So short term in my opinion: it's a bit more of the same.

@Colson Boyle I would leave an emergency fund in place (3-6 months expenses) for the rental.

Let them know how to contact you and when you will respond, make sure they know what an emergency is and what is not an emergency as far as calling after hours. 

If the property has more than one toilet, a clogged toilet should never be an emergency.
