I already found errors in this CPAs initia work in my returns that wild have cost me 5k in returns had I not carefully reviewed the return, so needless to say I'm a bit skeptical of the quality of his work.Also, rather than asking me what the property addresses were for each one, he put in random addresses, some in other states.

I miss some at times.3) Reports for cash flow / accounting / taxesNeed this for IRS reporting, etc. 4) Relatively cost effectiveUnder $30/month for sure. 5) Easy & quick to use.Some apps have needless layers of clicking to track simple data.

I purchased a SFH that was in an area that was zoned for two family, the lot size did not meet zoning requirements for 2 family. in my purchase agreement i had a contingency in the agreement that i would buy the property if i went for the variance and was approved to make it a two family, i paid for that because i felt it was worth me paying for rather than buying and finding out i could not do it. needless to say i was approved, bought the place and now have 8 students renting it, worth the money it cost me.

I am all about automating processes as I have a good many long term rentals and don't want to spend a bunch of needless time do things that can be handled easier and quicker.Homeaway has made this much more automated and they are keeping my Lake House full with quality renters.

Hi Brian,If you cannot find a tougher manager to handle the drugs situation you might have to sell.It seems like based on what you say, turning one unit will solve a lot of the issues, and possibly keep your property manager.The issue is, if you turn it and were mistaken (the problems persist) that's needless hardship on the renter.If it were mine I'd go out there in person (during the day light hours) and talk to ALL of the renters and see what they think the problem is.If they stonewall you, then you will have to use the information you have.Good Luck!
