New Investor looking to Wholesale but open to Flip
Hello BP -
I’m a new investor! I am focusing on wholesaling and already blasted one round of direct mail with the second coming at the start of February. I am pushing out 500 postcards a month to get that going. So far, only one call back but I’m not discouraged since marketing is a numbers game. I’m also an architect by the day so I enjoy working full time and dive into real estate in my off time.
So here’s my question..As a new investor is it okay to look for flip opportunities? As stated above I’m full time but have the knowledge of buildings. I have one experience of managing a full house renovation for my folks, so I’m confident on the effort it takes to flip. I’m wholesaling to gain capital and want to flip after that too, but if a good deal reveals itself, I’d like to go for it. What am I missing? Or are these feelings just the basic nervousness that comes with anticipating a flip opportunity?
