Seller trying to sell us a property that is already under contrac

Seller trying to sell us a property that is already under contract With another buyer. So we get a call today and the seller is willing to sell us a property and sounds a little motivated. My wife schedules me an appointment and we do a little research on the property before I go out the property. Subject property is listed as well as pending. We call the seller back and they start beating around the bush and come to find out the reason why the other buyer didn’t close already is because there is a title issue. Needless to say we canceled that appointment.
