If you want to be truly attentive in any one place, you need to really be all there and have meaningful interaction with people.If you try to get fully immersed in ALL of the social media platforms out there, you can literally spend all day chasing your tail and ignoring your actual business.

I tripple concur with the above three :)I think that if you can structure the deal all the way around and you are okay with each scenario(wholesale, pre-tail, retail, or rental) you just increase your opportunity for success.When we look at a property we make sure we are good with keeping it as a rental (worst case scenario) so if our flip doesn't sell for whatever reason, we are still okay renting it until the market turns, or we need our cash back out.Figure out what your big "why" is and then your strategy will become clear, i.e. : "Why am I getting into this?"

You stuck the pin on the tail of why I'm considering letting them move in early... when we bought our house, 16 years ago, they in fact let us move in 10 days early, with no charge... they were moving out anyway, so the house was empty, but it made a big difference to us because we didn't have to move in on 4th of July!!
